This exquisite Beach House Villa boasts 3200 square feet of living space.  The custom designed living area, dining room and kitchen all overlook the ocean and the kitchen is fully equipped for all yours or our chef's cooking needs. Three bedrooms upstairs include, The Master Suite offering 1 King bed, a dedicated work space with desk and chair and a balcony with a fantastic ocean view, The second Master has 1 Queen bed with balcony, a dedicated work space with desk and ocean view balcony. The third bedroom is great for kids with 2 Twin beds (or King with bed bridge or twin bed trundle option to sleep 3 children available) and the large first floor den, with a queen sleep sofa for additional guests has a dedicated work space. You'll look forward to relaxing after a day on the beach. The upstairs bedrooms have their own en-suite, full bathroom and a there is a 4th full bathroom in the den on the first floor. Each room has a 55" flat smart screen television with cable and sports package on the Liviing Room Tv. Secure high speed internet and phone service are included.

Beach House Villas has daily (weekday) groundskeepers on site.

*Internet/cable are sometimes intermittent as we are on an island.  If it goes down...Most of the time it comes back on within an hour or so. Apple tv/Netflix and other app access use requires your account and password.

By reserving this vacation rental Guest acknowledges and agrees to the following:

1) On Beach Time Vacation Rentals requires Guest ID verification for all guests over 18 years of age, short term agreement and pool waiver with e-signature. Your reservation will be only be confirmed once we have a fully executed agreement with all guest information.

2) Bookings within 24 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**

3) Outdoor security cameras are present on the exterior of the home.  Security cameras may not be covered or tampered with.

4) 6 Adults Max - No pets - No unregistered guests                                                                                                                                                                                                               
5) Events hosted, or Commercial Filming without owner knowledge and written authorization will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Girls/Guys Weekend, etc. ALL EVENTS/FILMING/SOCIAL MEDIA INFLUENCERS REQUIRE APPROVAL (if you're not sure, please ask) ANY ADDITIONAL ARRANGEMENTS/FEE'S WILL BE DISCUSSED BASED ON THE INDIVIDUAL REQUEST.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Rates are subject to change until confirmed with deposit. Vacation Rental Rates include an arrival meet and greet, tour of the villa, housekeeping every other day (holidays excluded) check out cleaning, Wi-Fi, gym, pool, secluded beach access, and our Beach House Villas dedicated boat captain. An inspection will be conducted by our management team before check-in and after check- out. Early check-in/Late check-outs are not guaranteed and will only be offered in writing if available. After hours check in/check out (if available) out requires an additional fee payable separate from reservation. Guest is responsible for any and all damage occurring on the premise during their stay. Smoking, unauthorized Guests or events, filming and illegal activity in the premises will result in an automatic forfeit of deposit and termination of stay. No money will be refunded. Any additional damages are payable within 24 hours of proof of payment. Guest releases On Beach Time and its associates of any and all liability and ensures that they are covered by their own health/accident insurance.
